Exciting news for Jacksonville! The city is currently reviewing a building-permit application for Amazon’s new distribution facility, set to be located at 1700 Imeson Road within the 39.13-acre Commonwealth Logistics Center in West Jacksonville. This facility, encompassing a massive 260,970 square feet, is expected to be a game-changer for local logistics and distribution, not to mention a boost for job creation in the region.
The project, with a hefty price tag of $16.6 million, is being spearheaded by Bryan Builders LLC of Longwood. With the city aiming to wrap up its review by March 11, the clock is ticking for this highly anticipated endeavor. The Commonwealth Logistics Center enjoys a prime location at the intersection of Imeson Road and Commonwealth Avenue, close to the busy Interstates 10 and 295, providing easy access to Interstate 95 and enhancing delivery efficiency.
This new addition has been classified as a warehouse package-type facility, designed specifically for package sorting and delivery. Although Amazon’s name hasn’t been explicitly spelled out in public documents, several clues indicate that this project is indeed theirs. On June 21, 2024, an administrative deviation was granted, allowing Amazon to accommodate 460 parking spaces, a significant increase from the previous limit of 150 spaces. This additional parking is set to make life easier for employees and streamline on-site loading operations.
On July 17, 2024, the city approved a horizontal development permit for $100,000 aimed at site improvements like striping and curb work. The project uses the internal codes of SJA1 and Project Teapot, suggesting that it might serve as a same-day delivery center. Interestingly enough, SJA1 aligns with Amazon’s codes for facilities focused on same-day delivery functions, reminiscent of its SCA5 facility in Sacramento, California.
The land is owned by AIREIT Commonwealth Logistics Center LLC, represented by Ares Management LLC from Denver. Development of the park originally came courtesy of InLight Real Estate Partners based in Ponte Vedra Beach, while Kimley-Horn and Associates Inc. is the civil engineering firm handling the logistics development.
Jacksonville is no stranger to Amazon, which already operates 11 facilities in the region. If this new warehouse comes to fruition, it would mark Amazon’s 12th facility in the area. The company initially opened its first two fulfillment centers back in September and October of 2017, with support from a whopping $26.7 million in incentives aimed at creating 2,700 jobs.
In light of these developments, it’s important to note that the new facility is expected to create over 200 jobs and will be instrumental in improving local package delivery operations, just in time for the 2025 holiday shopping season. The city’s Economic Development Manager highlighted the critical role this facility would play in supporting local job creation and fostering economic growth.
To further enhance the area’s infrastructure, plans are already underway for improvements to local roads and traffic signal optimization as part of this logistics expansion. Additionally, the city has announced intentions to reinvest revenues generated from the land sale into other economic development efforts, ensuring that Jacksonville continues to grow and thrive.
