Brookwood Capital Partners and HB Prichard Road LLC have acquired 11.8 acres in West Jacksonville for a new Daimler Coach depot. Located near the Westside Industrial Park, plans include a 28,325 sq ft building and a 42,600 sq ft service structure. The project promises job creation and community growth as it revitalizes the area’s automotive market, with projected completion in late 2024.
Jacksonville is buzzing with excitement as Brookwood Capital Partners and HB Prichard Road LLC have made a significant move by acquiring a whopping 11.8 acres of land in West Jacksonville for the development of a new depot facility for Daimler Coach. This exciting deal went down on December 19 for the price of $4.9 million, setting the stage for a facility that promises to be a game-changer for the area.
The new site, located at the intersection of southwest Pritchard and Jones Branch roads, is perfectly positioned near the bustling Westside Industrial Park. It’s just west of Interstate 295 and east of Imeson Road, making it easily accessible for both employees and clients alike. As of now, city officials in Jacksonville are busy reviewing the civil engineering plans for the depot at 7215 Jones Branch Circle.
Plans are taking shape with the involvement of BGE Inc. from Jacksonville, responsible for the civil engineering and landscape architecture. They have laid out plans that include a striking two-story building with a spacious area of 28,325 square feet and a dedicated 1,848-square-foot maintenance facility. To kick things off, a geotechnical engineering report filed by ECS Florida LLC indicates that the initial construction phase will feature an impressive 42,600-square-foot service and office building.
In a positive note for the project, there has already been a minor modification approved for the permit for Daimler Coach Jacksonville by the St. Johns River Water Management District. To prepare for this new endeavor, the property was rezoned by the city for a variety of uses, including outdoor storage, vehicle deliveries, washing, and even tractor trailer storage, under Ordinance 2024-0723, which was enacted this past October.
The Planned Unit Development has also been updated to allow for the storage of buses along with on-site maintenance and washing capabilities, showcasing how seriously the city is taking this initiative.
Leading the architectural side of things is One Four Two Architecture, while the legal representation comes from Driver, McAfee, Hawthorne & Diebenow PLLC. Right now, the land is still undeveloped but does feature paved driveways and a stormwater facility, setting a solid foundation for the future.
Daimler Coaches North America is stepping up as the exclusive dealer of the Mercedes-Benz Tourrider, which will be a highlight of the new facility. Their commitment to high manufacturing quality and advanced technologies positions them favorably in the competitive automotive landscape.
The facility is more than just a building; it’s expected to create numerous job opportunities for locals, with a focus on customizing and modifying coaches to meet customer needs. This development is not just about expanding Daimler Coach’s horizons; it’s a stride towards community growth and corporate development.
Looking forward, the projected size of the building is anticipated to be between 40,000 and 45,000 square feet with a timeline for completion set for the fourth quarter of next year. This new facility will replace the existing leased location along West Beaver Street, re-establishing Daimler Coach within Jacksonville’s thriving automotive market.
As Jacksonville continues to grow and evolve, developments like this depot for Daimler Coach signal a bright future. With the community’s backing and the company’s dedication to excellence, this project is sure to be one to watch in the coming years.
