Jacksonville, FL – A new organization called Florida Avenue Main Street Inc. has been created to lead revitalization efforts in the city’s historic Eastside neighborhood. This announcement was made on December 12, with the appointment of Nigelle Kohn as the executive director.
The Eastside, located just north of Everbank Stadium, is set to receive substantial financial support as part of the city’s $1.4 billion plan known as the “Stadium of the Future.” The Jacksonville City Council has approved a community benefits agreement that allocates $40 million over the next seven years to enhance the Eastside’s economic landscape.
Kohn will be responsible for partnering with local business and property owners to not only maintain but also create new revenue streams within the neighborhood. Additionally, she will oversee the identification of properties ripe for redevelopment. “Alongside major development in the surrounding area, Eastside residents and businesses based on A. Philip Randolph Boulevard are ready to revitalize the corridor to the bustling business hub it once was,” Kohn stated in a press release. She further emphasized her commitment to champion these revitalization efforts in collaboration with residents and business owners to ensure a prosperous future for OutEast, a nickname for the Eastside.
In 2023, the Eastside was accepted into the National Register of Historic Places, further solidifying its cultural importance. Kohn brings a wealth of experience to her role, having served previously as finance and administration manager at Family Foundations of Northeast Florida, senior program officer at LISC Jacksonville, and finance/operations manager at Ability Housing. She is not just a newcomer; Kohn is a Jacksonville native who understands the neighborhood’s historic and cultural significance.
According to Travis Williams, COO of LIFT JAX, “This initiative was a direct response to the desire of local business leaders seeing Main Street as a key tool in advancing The Avenue.” He expressed confidence that Kohn will be an effective leader capable of connecting with the community, building partnerships, and reaching new milestones.
