Jacksonville is set to undergo a significant transformation as the nonprofit organization Florida Avenue Main Street prepares to address the area’s high commercial vacancy rate of 60%. This initiative focuses on the historic Eastside, particularly the A. Philip Randolph Blvd. corridor, which stretches from Albert Street in the south to First Street in the north, including the Union Street intersection and the Union Terminal Warehouse to the west. The project will begin its operations in the coming months under the guidance of Nigelle Kohn, an experienced nonprofit leader.
Nigelle Kohn, who has spent over seven years at the forefront of nonprofit work in Northeast Florida, will lead Florida Avenue Main Street. Kohn expressed enthusiasm about the project, emphasizing the importance of creating “sticky places” where community members can shop, eat, live, and enjoy local activities. “The big part is to redevelop that area, to get more buildings, more structures, more activities in the area,” Kohn stated, highlighting the goal of fostering an environment for existing businesses to grow and new retail operations to thrive.
The primary objective of Florida Avenue Main Street is to boost economic growth and community development along the A. Philip Randolph Blvd corridor. Collaborations with existing local partners, including the Local Initiatives Support Corporation Jax, Historic Eastside Community Development Corporation, and LIFT JAX, emphasize the importance of revitalization without displacing current residents. Travis Williams from LIFT JAX stated, “You have to honor the history of place and culture and people as you look to build for the future.”
The revitalization efforts will specifically target the historic Eastside area, presumed to benefit from its proximity to Jacksonville’s major sports and entertainment venues. This strategic location can draw around 30,000 residents who could take advantage of activities in the sports district. Kohn pointed out, “We are primed to benefit from the activity and all the work that’s happening with the stadium, concerts, and other activities in that area.”
In the coming three months, Florida Avenue Main Street plans to assemble a board to develop a strategic plan aimed at kickstarting various transformative projects. Community feedback will play a vital role, as LIFT JAX and its partners have conducted numerous community surveys over the past few years to outline resident desires and needs.
The initiative represents a concerted effort to address the area’s long-standing commercial vacancy issues and to breathe new life into a historically rich neighborhood. Funding for the new organization will be sourced from federal and state grants available with the Main Street designation. The group has also applied for a Florida Humanities grant to bring a Smithsonian Exhibit to the avenue, adding cultural value to the community.
Ultimately, the revitalization of the historic Eastside through Florida Avenue Main Street embodies a broader vision of community enrichment, fostering both economic opportunities and preserving the cultural heritage of the area.
