Cortez, Florida is currently facing the potential impacts of Hurricane Milton, which is making its way toward the area. As the storm gains strength, local authorities, including the mayor of Tampa, have issued urgent pleas for residents to evacuate or risk severe consequences. However, some residents, like William Fulford, a 76-year-old retired homebuilder, have chosen to stay behind.

Fulford, who purchased a $1.25 million home in a hurricane-resistant community known as Hunters Point, is convinced that his home is built to withstand severe weather. “A lot of people would say I’m crazy,” Fulford remarked over the phone as the hurricane approached on October 8. He believes his home is “hurricane-proof” and designed to endure whatever the storm may bring.

Innovations in Homebuilding

Recent hurricanes, particularly Hurricane Helene and Hurricane Milton, have brought attention to Florida’s vulnerabilities. Following these storms, damage estimates for properties range between $21 billion to $34 billion. This harsh reality has prompted developers to rethink how homes in Florida are constructed.

In response to the increasing severity of hurricanes related to climate change, developers are focusing on creating more resilient communities. Access to properties raised 16 feet above sea level is a common feature among new constructions, ensuring they are less susceptible to flooding. Fulford’s community employs steel straps to connect homes, enhancing their durability significantly.

Community Resilience Efforts

Approximately two hours southeast of Hunters Point lies another innovative development called Babcock Ranch. This community is built to provide significant resistance against hurricanes with its 4,000 homes safely positioned about 30 feet above sea level. The area features buried utilities and incorporates a network of man-made lakes, equipped with solar-powered pumps designed to adjust water levels before storms arrive. These strategies can effectively mitigate flooding risks.

With a reported 390% increase in website visits just days prior to Hurricane Milton, it is clear that interest in these resilient homes is growing. Babcock Ranch has also proved itself capable of weathering storms, sustaining only minor damages during hurricanes. The development’s fieldhouse serves as a designated evacuation center, built to withstand winds up to 150 mph.

Building Stronger for the Future

Experts point out that while no house can be truly hurricane-proof, communities like Hunters Point and Babcock Ranch are leading the charge toward innovative building practices. Techniques like reinforced connections in walls and ceilings are crucial in preventing structural failures during severe weather events. “Usually roofs blow off first,” explains Mike O’Reilly, a licensed engineer. In these new designs, the robust connections significantly enhance overall stability.

Despite manufacturers and builders striving to create safer living environments, officials urge residents not to become complacent. It is essential to heed evacuation orders during extreme weather, as unexpected events can still occur.

The Growing Demand

The shift towards resilient homes is reflected in the rising number of homeowners seeking to certify their properties as hurricane-resistant. The Fortified program, which evaluates homes based on their roofing structures among other criteria, has experienced a surge in applications. From fewer than 1,000 certifications in 2016, the number has climbed to nearly 70,000 over its lifetime.

As Florida continues to confront the realities of climate change, both Hunters Point and Babcock Ranch set a template for future developments. These communities illustrate how homeowners can take proactive steps to manage risks associated with hurricanes. However, the caution remains—robust construction is not an absolute safeguard against nature’s unpredictability.
