Jacksonville Realty Firms Merge to Form ERA OneTeam Realty

Jacksonville, FL – On November 6, two Jacksonville real estate firms, ERA Davis & Linn and SVR Realty LLC, joined forces to create a new entity named ERA OneTeam Realty. This merger significantly extends the company’s reach across Southeast Georgia, stretching as far north as Brunswick and St. Simons Island, and encompasses Northeast Florida down to Daytona Beach.

The newly formed ERA OneTeam Realty operates five offices and boasts a team of over 200 agents. According to a November 25 news release, these agents completed a combined total of 1,500 transactions in 2023, amounting to a remarkable $450 million in sales volume. The headquarters of the new company is located at 4540 Southside Blvd., No. 902.

Background of the Merger

The merger was a three-year process initiated when Andrew Linn, a broker at ERA Davis & Linn, first met with Jeffrey Terwilliger, the founder of SVR Realty. The initial conversation was merely a chance to understand one another and explore possible future collaborations. “We didn’t actually start talking merger. We sort of got to know each other. We talked about differences and how we were like-minded in different ways,” said Terwilliger.

The discussions eventually evolved into a partnership focused on property management, which laid the groundwork for the eventual merger.

New Opportunities for Agents

The combined resources of ERA OneTeam Realty bring an array of essential tools and services beneficial to their agents. Utilizing a non-competing brokerage model, the firm allows brokers to capitalize on sales without upper management taking a cut from the most profitable deals. “Our infrastructure is to support our agents and find more opportunities that lead to contract agreements,” Linn explained.

Both Linn and Terwilliger have strong backgrounds in real estate, having each grown up in the business. Linn got his real estate license at the age of 18, while Terwilliger transitioned to a career in real estate after working in construction post-college.

Expanding Product Range and Market Reach

The merger not only broadens their geographical footprint but also introduces greater sales potential. Linn noted the diversity within their team: “We have a wide variety of agents that work in different areas and different price points.” This allows ERA OneTeam to handle transactions involving properties ranging from $50,000 lots in Palatka to high-end $3 million to $5 million oceanfront houses. The company also aims to extend its participation in commercial real estate, further diversifying its portfolio.

Leadership and Future Aspirations

A significant contributor to the direction of the merger was Linn’s participation in a yearlong leadership program offered by Anywhere, based in Madison, New Jersey. The program, called Ascend, focused on developing leadership capabilities and enhancing operational efficiency in residential brokerage. “It was a great year of learning how to run, lead and grow a residential brokerage,” Linn remarked.

The establishment of ERA OneTeam Realty marks a notable development in the Jacksonville real estate market, positioning the agency for future success with a robust team and expanded market capabilities. The collaboration promises to deliver enhanced services to clients in a broader service area, while also fostering new opportunities for agents within the organization.
