New Wawa Gas Station and Convenience Store Construction Underway in Jacksonville

Jacksonville, FL – The city has recently issued permits for a new Wawa gas station and convenience store, set to begin construction on a 2.08-acre site located at the northwest corner of Normandy Boulevard and Chaffee Road South. The development is part of a larger shopping center known as The Plaza at Normandy, which is anchored by a Publix Super Markets store.

Details of the Project

The permits were issued on December 5 and December 10, with the project budget estimated at $1.075 million. The new Wawa will feature a 6,119-square-foot convenience store, a canopy that will cover eight fueling pumps providing a total of 16 fueling positions, and a dumpster enclosure to ensure cleanliness on the premises.

Location and Land Acquisition

The site for this development, located at 11381 Normandy Blvd, is part of a larger retail complex spanning 19.4 acres. This retail hub includes a substantial 46,791-square-foot Publix grocery store, an adjacent 2,100-square-foot Publix Liquors store, and an additional 9,800 square feet allocated for various retail shops. The last remaining outparcel in this complex is a 1.46-acre piece of land yet to be developed.

Property Purchase History

Tampa-based Wagner Property Group acquired the land for the new Wawa station through its entity, WPG-Normandy LLC, for $4.9 million in February 2022. This strategic location is advantageous, given its proximity to the Cecil Commerce Center and the First Coast Expressway, which are major thoroughfares in the area.

Wawa’s Expansion in Northeast Florida

Wawa, a well-known convenience store chain based in Pennsylvania, is expanding its presence in Northeast Florida. Currently, there are at least 23 Wawa stores operating in the region, with additional locations in the planning stages. Wawa’s first stores in Jacksonville opened in December 2017, and at that time, the company expressed plans to establish up to 40 stores in the Northeast Florida area.

The introduction of a Wawa location is expected to enhance convenience for local residents, providing them with additional options for fuel and food products. The new store will likely create jobs and stimulate further economic activity within the Publix-anchored shopping center.
