Exciting news is brewing in Yulee, Florida! A project that could reshape the retail landscape of this charming community is making waves. The Gainesville-based Concept Companies has submitted an intriguing application that could pave the way for a brand-new store right along the bustling east U.S. 17 corridor, just south of Harts Road.
Curiosity is piqued as a recent JEA service availability request emerges, hinting at a potential retail expansion in the area. While this request doesn’t confirm anything just yet—it’s a clear indication that something is in the works! The JEA service is central to developments in the vicinity, as the proposed store will require those essential utilities to get up and running.
The proposed site is around 10,640 square feet, making it quite a sizable contender for retail space. To give you a better sense of where this store will pop up, it sits approximately two miles south of the popular Willie Jewel’s Old School Bar-B-Q and only three miles east of the bustling Interstate 95. Currently, the property is owned by Sheffield & Boatwrite Title Services, through the WFS Family Trust LLC out of Jacksonville, which adds some fascinating local flair to the mix!
Interestingly, a quick perusal of the Nassau County Property Appraiser’s website reveals that a mobile home is presently located on the northern end of the property. While that’s a tidbit of current info, there are no active applications tied to this project with the St. Johns River Water Management District or Nassau County, indicating that we’re still in the early stages of planning.
If the buzz is right, this store could very well turn out to be a Dollar General, as Concept Companies has prior experience developing similar locations—like the Dollar General store that opened in Yulee back in 2021 at 9646 Chester Road. This new 10,640-square-foot model aligns nicely with the classic footprints reported by Nucor Building Systems, which indicates that it’s a solid fit for the Dollar General lineup. Remember, they also have stores in 7,500 and 9,100 square foot layouts.
But here’s where it gets interesting! This new location could have a conceivable impact on an already established 9,100-square-foot Dollar General location just two miles north. Additionally, the proposed store bears a striking resemblance to pOpshelf, Dollar General’s sister brand that specializes in home decor and beauty products. While Northeast Florida currently lacks pOpshelf stores, the closest one is in Kingsland, Georgia, which could create a buzz amongst home and beauty enthusiasts.
On a broader scale, Dollar General is undergoing some transformative changes, as indicated in a report dated March 13. They are optimizing their store portfolio, which might lead to closures or rebranding efforts depending on performance. Plans for the future include closing 96 Dollar General stores and 45 pOpshelf locations, along with converting six pOpshelf stores to Dollar General stores in the first quarter of fiscal 2025.
In recent developments, a Dollar General store in Jacksonville has undergone a transformation to a DG Market format—significantly expanding its grocery selection, now offering produce and meat alongside traditional dollar store items. This move, seen in a permit issued on January 23, showcases a growing trend toward meeting community needs in grocery and essential items.
As of November 1, 2024, there are over 20,500 Dollar General locations across 48 states, including 60-plus stores in the local Baker, Clay, Duval, Nassau, and St. Johns counties. It’s clear that this retail giant, founded in 1939 and headquartered in Goodlettsville, Tennessee, continues to be a thick web of accessibility and convenience across America.
